Assistant Facilities Manager - RAK Properties PJSC
Job Objective:
Manage the operation and maintenance of HVAC assets in all RAK properties managed communities. Managing inhouse staff and outsourced service providers in accordance with contract SLA. Enhancing team competency through regular trainings.
Key Responsibilities:
1. Responsible for managing the overall HVAC systems and requirements for all buildings/ communities.
2. Plans and monitors the PPM work being carried out for the MEP assets across all sites.
3. Monitor the start-up, testing, commissioning and handover of works for new communities.
4. Review MEP designs for new projects from FM perspective and provide feedback for continuous improvement.
5. Manage all HVAC Capex projects. Assists project manager with all aspects of project management from inception of the project till its completion.
6. Prepare and issue brief scope of works, RFP’s, tender documents etc. for HVAC/Mechanical works. Carry out technical evaluation and provide recommendations.
7. Monitor schedule of reactive maintenance works based on priorities and ensure proper quality of work by the team.
8. Prepare project execution schedule and adhere to the approved schedule. Report works progress, cost and quality in accordance the contract agreement as per agreed reporting format.
9. Establish and ensures that health and safety standards are being followed at work site whenever MEP works are on-going.
10. Perform other tasks that are closely related to the position, as assigned by the Line
Manager/HOD.

Requisite Qualifications:
Bachelor’s degree in mechanical engineering with Specialization in HVAC
Experience Requirement:
At least 6-8 years of relevant work experience in FM dept. (Real Estate /Community management field/Facilities management industry).
